高さ15メートルほどの落葉高木ですが、栽培では棚状にして低木に仕立てられます。樹皮は灰褐色で縦に裂ける。一年枝は緑褐色で有毛ときに無毛で、短枝も多い冬芽は鱗芽で、長卵形や円錐形で暗赤褐色をしています。7 - 10枚つく芽鱗の先が尖ります。
枝先には頂芽がつき側芽が枝に互生し、頂芽は側芽よりも大きい葉は長さ12センチメートル程の卵形で、縁に芒状の鋸歯があります。葉痕は三角形やV形で、維管束痕が3個つきます。
花期は4月ごろで、葉の展開とともに5枚の白い花弁からなる花を付ける。8月下旬から11月ごろにかけて黄褐色または黄緑色でリンゴに似た直径10 - 18 cm程度の球形の果実がなり、食用とされます。
果肉は白色です。甘く果汁が多いですが、尻の方が強いのに対し、芯の部分は酸味がありますのであまり美味しくありません。水気が多くてシャリシャリ、サクサクとした独特の食感がナシの特徴です。これは石細胞（ペントサンやリグニンという物質が果肉に蓄積することで細胞壁が厚くなったもの）によるものです。
野生のもの（ヤマナシ）は直径が概ね2 - 3 cm程度で、硬い果肉があり味も酸っぱいのであまり食用には向かない。ヤマナシは人里付近にしか自生しておらず、アジア大陸から人の手によって持ち込まれたと考えられている。
